The site is located within the boundaries of the Urban Development Plan (UPU) "Milna:Mlin-Gomilica" which came into effect in 2014, in zone M1 - mixed use, predominantly residential. Construction of 4 floors is allowed (1 basement and 3 above ground floors). The site measure 5 230 m2, consisting of 2 plot numbers. The well-drained sloping site is elevated with views over Milna Bay, Vlaška Bay and Marina. The site is a terraced olive grove with no built structures. The site has a wide layout and is elevated on both sides. It has sunny soutwest aspect and potential subject to building permit, for a wide spread of units taking advantage of the sea views.
The site contains no rights of way and it currently has direct road access from the South, East and West, and a proposed new road system under the UPU envisages additional vehicular access from the north right into the site's center. The existing road south goes direct to the waterfront and marina c.150 metres away. The site immediately adjoins long established housing on its south and east sides.
