Glavni pristup je sa sjevera preko ulazne terase u vjetrobran, kojim se iz hodnika pristupa do kupaonice, kuhinje sa spremištem, blagovaonice i prostranog dnevnog boravka. Dnevnim prostorom dominira staklena stijena kroz koju se pruža pogled na more i izlaz na veliku nakrivenu terasu. Na katu je i spavaći trakt sa dvije spavaće sobe i kupaonicom. U prizemlju se nalaze tri spavaće sobe, kupaonica, praonica, garaža, konoba i kotlovnica.
Sjeverni dio dvorišta je predviđena za parking (do 5 automobila) i glavni pješački prostup. S južne strane je pješački i kolni pristup kroz dvorišni portun do garaže i prizemlja. Dvorište je uređeno, te su izvedeni svi ogradni i potporni zidovi.

Das Familienhaus befindet sich in Šmrika, die Etagen sind Erdgeschoss und 1. Stock und hat eine Gesamtbruttofläche von 286 m2 mit zusätzlichen 41 m2 überdachten Terrassen. Die Fläche des Grundstücks beträgt 1034m2. Das Haus wurde im Jahr 2004 gebaut. Das Haus bietet einen Blick auf das Meer. Das Gebäude befindet sich in einer äußerst verkehrsgünstigen Lage, nur wenige Autominuten von der Hauptstraße und der Autobahn entfernt. Das Haus ist an zwei asphaltierte Straßen angeschlossen, die nicht stark befahren sind, was eine große Flexibilität bei der Organisation des Hofes und der Zufahrt zu Autos ermöglicht. Das Gebäude ist an Strom, Telekommunikationsinfrastruktur (Optik möglich) und Wasserversorgung angeschlossen. Für das Abwasser wird ein Absetzbecken verwendet. Das Heizsystem wird durch Heizkörper realisiert, die an den zentralen Ölheizraum angeschlossen sind. Die Kühlung erfolgt durch eine Klimaanlage. Im Erdgeschoss wurde die Möglichkeit zum Einbau einer Küche eingebaut, so dass das Haus ohne bauliche Eingriffe in zwei Wohnungen aufgeteilt werden kann! Der Hauptzugang erfolgt von Norden über die Eingangsterrasse im Windschutz, die vom Flur zum Badezimmer, zur Küche mit Abstellraum, zum Esszimmer und zum geräumigen Wohnzimmer führt. Das Wohnzimmer wird von einer Glaswand dominiert, durch die man den Blick auf das Meer und den Ausgang auf eine große überdachte Terrasse hat. Im ersten Stock gibt es außerdem einen Schlaftrakt mit zwei Schlafzimmern und einem Badezimmer. Im Erdgeschoss befinden sich drei Schlafzimmer, ein Badezimmer, eine Waschküche, eine Garage, eine Taverne und ein Heizraum. Der nördliche Teil des Hofes ist zum Parken (bis zu 5 Autos) und als Hauptfußgängerüberweg vorgesehen. Auf der Südseite besteht eine Fußgänger- und Fahrzeugzufahrt durch den Hofportun zur Garage und zum Erdgeschoss. Der Hof wurde begrünt und alle Zäune und Stützmauern wurden errichtet. Die Erweiterungs- und Umbaumöglichkeiten sind äußerst groß und raumplanerisch flexibel. Das Haus kann um sogar zwei Etagen erweitert werden (ca. 200 m2), und es ist auch möglich, ein Nebengebäude von sogar 200+ m2 und einen Swimmingpool im Hof zu bauen.

La casa familiare si trova a Šmrika, i piani sono il piano terra e il 1° piano e ha una superficie lorda totale di 286 m2 con ulteriori 41 m2 di terrazze coperte. L'area del terreno è di 1034 m2. La casa è stata costruita nel 2004. La casa offre una vista sul mare. La palazzina si trova in una posizione estremamente comoda, a pochi minuti di auto dalla strada principale e dall'autostrada. La casa è collegata a due strade asfaltate non trafficate, il che consente una grande flessibilità nell'organizzazione del cortile e nell'accesso alle auto. L'edificio è collegato all'elettricità, alle infrastrutture di telecomunicazione (ottica possibile), all'approvvigionamento idrico. Per le acque reflue viene utilizzato un serbatoio di sedimentazione. L'impianto di riscaldamento è realizzato tramite radiatori collegati al locale caldaia centrale alimentato a gasolio. Il raffreddamento avviene tramite aria condizionata. Al piano terra sono stati realizzati gli impianti per la possibilità di predisporre una cucina, in modo da poter dividere la casa in due appartamenti senza alcun intervento edilizio! L'accesso principale avviene da nord tramite il terrazzo d'ingresso nel frangivento, che dal corridoio conduce al bagno, cucina con ripostiglio, sala da pranzo e ampio soggiorno. Il soggiorno è dominato da una parete di vetro attraverso la quale si apre la vista sul mare e si accede ad un ampio terrazzo coperto. Al primo piano è presente anche la zona notte con due camere da letto ed un bagno. Al piano terra troviamo tre camere da letto, un bagno, una lavanderia, un garage, una taverna e un locale caldaia. La parte nord del cortile è destinata al parcheggio (fino a 5 auto) e al passaggio pedonale principale. Sul lato sud si accede pedonale e carrabile attraverso il cancello del cortile al garage e al piano terra. Il cortile è stato sistemato e tutte le recinzioni e i muri di sostegno sono stati costruiti. Le possibilità di ampliamento e ricostruzione sono estremamente ampie e flessibili per quanto riguarda la planimetria territoriale. La casa può essere ampliata anche di due piani (ca. 200 mq), ed è inoltre possibile realizzare un edificio ausiliario anche di 200+ mq e una piscina nel cortile.
